Is It Worth the Move? How to Find the Perfect Office Rental Space for Your Startup

Are you looking to rent office space for your startup or move to a new office space?

Renting office space for your startup can be very beneficial. Not only does it give everyone a place to gather, but you’re also likely to be more productive in your office space. Plus, having an office space will make you come across as more professional to investors and vendors. 

But, how do you choose the right office rental space?

Understand How Much Space You Need 

First things first, you need to figure out how much space you need. While it can be tempting to go for a super small space to save some money, if your employees are stacked on top of one another, they’re likely not going to be very productive. 

A general rule of thumb is to have about 1,000 square feet for every 4 to 6 employees. So, if you have 12 employees, look for a space with about 2,000 feet. 

Choose the Right Location 

After figuring out how much space you need, it’s time to consider the location. 

When choosing a location, you need to decide whether it’s more important to prioritize your clients or employees. In other words, do you want to choose a space that’s close to the majority of your employees or a space that’s close to the majority of your clients?

While it may seem like clients is the obvious answer, consider how many clients will actually be coming into your office space before you make this decision. 

Do Your Research 

Once you have an idea of the size, location, and budget, it’s time to start searching for office rental spaces. 

We suggest using an online office broker to help you navigate the options in your area. Take some time to look at the different office styles available in your area, as well as the different amenities they come with. 

Arrange Viewings 

Once you have a list of a few potential office spaces, it’s time to arrange some viewings. 

When touring office spaces, make sure you ask the right questions to the office manager. Here are some questions you should ask:

  • What’s included in the lease?
  • Who takes care of repairs?
  • What measures do you take to keep the building safe?
  • How easy is it to find parking in the area?
  • Who owns the building?
  • What’s all included in the lease?
  • What amenities do you offer?

By asking these questions, you’ll get a better understanding of whether or not the space is right for you. 

Talk to Other Building Tenants 

The last thing you want is to get stuck in a long-term lease with a sketchy landlord or a building that’s falling apart. 

To make sure you know what you’re getting into, it’s a good idea to talk to other tenants in the building. Ask them about how satisfied they are with their rental space, if they’ve had any problems, and if they’re planning on renewing their lease.
